Frequently Asked Questions

Buying or selling a property often comes with a lot of questions – and that’s completely normal. Below, you’ll find answers to the ones I get asked most often. If you don’t see what you’re looking for, just send me a message – I’ll be happy to help.

We start by talking about your situation and goals. I want to know what you want to achieve, in what timeframe, and under what conditions. Only then do I propose a specific action plan.

I prepare a professional listing – a photo shoot, a description, and a sales strategy. Your property is published on real estate portals and in the MLS system, which increases its reach and chances of selling quickly. I take over all communication with clients and agents – I answer calls, verify interest, organize showings, gather documents, and lead the process all the way to the notary. You have full support and a clear process from beginning to end.

I don’t follow a one-size-fits-all approach. Every property is treated individually, and I never take on listings “just to have them.” When I commit – it’s 100%. I invest in professional photography, prepare the listing, develop a strategy, qualify potential buyers, and take responsibility for every stage – all the way to the notarial deed.

Unlike many agents, I’m not just a middleman – I’m your partner throughout the entire process. That means not only effective results, but also comfort and peace of mind for you.

Yes, I work exclusively. This allows me to fully commit to promoting your property, create a tailored strategy, and invest the time and resources needed to ensure top-quality marketing.

With open listings, agents often hold back because there’s no guarantee the sale will happen through them. I take full responsibility for the outcome and focus on delivering real results – not just “posting an ad.”

Yes, I arrange a professional photo shoot – it’s one of the key elements of an effective listing. Buyers shop with their eyes, and a well-presented property stands out among dozens of others. I work with trusted photographers who specialize in real estate, ensuring the photos are natural, visually appealing, and truly persuasive.

Yes, I also assist with rentals. I manage the entire process – from preparing the listing and screening tenants to signing the lease and providing support with ongoing management if needed. I work with both individual property owners and investors focused on long-term rentals.

Yes, I’m fluent in English – both in conversation and in written documents. This is a major advantage, especially in Warsaw, where many buyers and renters are foreigners. It allows me to professionally market your property to international clients – without language barriers and with a wider reach.

I most often see four recurring issues: overpricing, poor photo quality, unconvincing descriptions, and a lack of a client communication strategy. Many owners try to sell their apartment on their own, hoping it will “somehow sell” – but the market doesn’t work that way. Buyers are demanding, they compare listings, and they quickly dismiss those that don’t stand out beyond location.

Another common mistake is not having a plan for the crucial first few weeks – when the listing has the most potential. If that window is wasted, the listing starts to look stale, and lowball offers begin to appear.

That’s why everything should be polished before going live: photos, description, pricing, distribution channels, and the response strategy. That’s exactly what I take care of.

My standard fee is 2–3% of the property’s sale price. This includes everything: professional photography, listing creation, ad placement, buyer screening, property showings, and full support all the way through to the notarial deed. Payment is due only upon successful sale – with no upfront fees and no hidden costs.

You don’t pay anything. I don’t charge any upfront fees, nor do I bill for listing the property or preparing the marketing materials. My commission is only due once the sale is successfully completed.
That’s how it should be – since I take full responsibility for the sale, we only settle based on results.

Many listings attract serious buyers within just a few days of going live. The key is proper preparation, the right pricing, and a quick response to inquiries. The first 2–3 weeks are known as the “sales window” – that’s when everything should be perfectly in place, because that’s when the chances of getting the best price are highest.

Many listings attract serious buyers within just a few days of being published. The key is proper preparation, the right price, and quick follow-up on inquiries. The first 2–3 weeks are known as the “sales window” – that’s when everything should be perfectly in place, because that’s when you have the best chance of getting a great price.

That’s a common issue, especially when something in the listing doesn’t trigger what I call the “decision effect.” It could be missing details, a lack of emotional pull, or unanswered doubts on the buyer’s side. In these cases, I review the entire process – from the listing content and how the property is presented to how inquiries are handled – and make targeted adjustments to turn interest into real action.

Yes – your property will be listed on the largest real estate portals in Poland. In addition, I publish it in the MLS system, which allows other agents to present the listing to their own clients. This way, we reach a wider audience and increase the chances of a quick sale – without confusion, and with one clear, consistent offer.

Yes. I handle all communication with potential buyers and other agents. This saves you time and spares you from answering the same questions over and over. I also filter inquiries, qualify buyers, and respond quickly – which is especially important in the first few days after the listing goes live.

Yes. Before every showing, I make sure the person is genuinely interested, understands the terms of the offer, and has the financial means to proceed. This helps avoid random “window shoppers” and saves you from wasting time on meetings that lead nowhere.

Absolutely. I help gather all the necessary documents – from the land and mortgage register to the deed of ownership and certificates from local authorities or the housing association. If any issues or formalities arise along the way, I’m here to find solutions and see the process through to the end.

Because the first few days of a listing are crucial. If something is off – the photos, the description, or the price – you lose the so-called “freshness effect.” After a few weeks, buyers start asking, “Why hasn’t this apartment sold yet?” and often come in with lower offers. A well-prepared listing from the start is the best strategy to sell faster and at a better price.

Yes. I collaborate with other agents through the MLS system, which means your property can also be presented by other professionals – but always under consistent terms and with my oversight. This way, we expand the reach of your listing without the chaos or risk of inconsistent ads with different descriptions or prices.

Yes. Based on transaction data, current listings, and market conditions, I prepare a realistic property valuation. I don’t inflate or undercut the price – my goal is to help you sell within a reasonable timeframe and on the best possible terms.
